1. What Mansio is

Mansio is a home-search and advisory platform for residential real estate in Bengaluru. It helps buyers research new-launch and under-construction projects (pricing, hidden charges, flood risk, sunlight, vastu, neighbourhood, developer track record), shortlist and compare projects, book site visits, and talk to Manas, our AI assistant. The Rent board helps renters find flats and flatmates from listings gathered from public sources.

Mansio is registered as a real estate agent with the Karnataka Real Estate Regulatory Authority (RERA Agent No. PRM/KA/RERA/1251/446/AG/240101/004129). Mansio is not a developer, builder, lender, valuer, or law firm, and does not own the properties shown on the Platform.

2. Eligibility and your account

• You must be at least 18 years old and capable of entering into a binding contract under Indian law.
• Your account is created with your mobile number, verified by a one-time password (OTP) sent on WhatsApp. You are responsible for keeping your number and device secure and for everything done through your account.
• You agree to give us accurate information (your name, and optionally your LinkedIn profile and whether you are looking to buy or rent) and to keep it current.
• One person, one account. We may suspend or close accounts that are shared, duplicated, automated, or used to abuse the Platform or its referral programme.

3. Information on the Platform

Project data (prices, floor plans, amenities, possession timelines, approvals), scores, rankings and estimates are compiled from developers, RERA filings, public records, third-party datasets and our own analysis, and are updated on a best-effort basis. They are provided to help you research and are not an offer, a valuation, or a guarantee of price, availability, quality, legal title, or completion.

Manas is an AI assistant. Its answers are generated automatically from the data above and may be incomplete, out of date, or wrong. Always verify material facts with the developer, the RERA portal, and your own legal and financial advisers before paying any money or signing any document. Nothing on the Platform is legal, tax, investment, or financial advice.

Rent listings are gathered from public social-media groups and community posts, and are shown as found. We flag brokers and suspicious posts where we can but do not verify listers, properties, or rents. Deal directly and carefully; never pay a deposit before seeing the flat and confirming the owner.

4. Site visits, bookings and developers

When you ask to visit a project, express interest, or ask for a price sheet, we share your name, mobile number and the project and configuration you asked about with the relevant developer or their authorised sales partner, and with the Mansio advisor who accompanies your visit, so the visit can be arranged. Any booking, agreement, payment, or purchase is made directly between you and the developer under that developer's terms. Mansio is not a party to that contract and is not responsible for the developer's acts or omissions, delays, or the condition of the property.

Mansio may receive a fee or commission from developers on transactions it facilitates. This does not change the price you pay and is disclosed in accordance with RERA.

5. Acceptable use

• Do not scrape, crawl, bulk-download, or reverse-engineer the Platform or its data, or use it to build a competing dataset or product.
• Do not use the Platform to send spam, harass listers or other users, post false listings, or impersonate anyone.
• Do not attempt to bypass rate limits, guest limits, login, or other access controls, or interfere with the Platform's security or operation.
• Do not use the Platform for any unlawful purpose or in breach of RERA or other applicable law.

6. Your content

Anything you submit (messages to Manas, feedback, reviews, listing reports, names and details of people you refer) remains yours, but you grant Mansio a worldwide, royalty-free licence to store, process, display and use it to run and improve the Platform. You confirm you have the right to share it, including the consent of any person whose details you give us.

7. Intellectual property

The Platform, its design, code, models, scores, maps, text, and the Mansio and Manas names and marks belong to Mansio or its licensors. You may use the Platform for your own personal, non-commercial home search. No other right is granted.

8. Referral programme (Mansio mates)

The mates programme rewards you for introducing home buyers to Mansio. These terms apply to anyone who shares a referral link or code, submits a lead, or joins through one.

• You get a personal six-letter code and link from the Mates page. A person who opens your link (or enters your code) and creates a new Mansio account is attributed to you. Attribution happens at signup only: existing accounts cannot be re-attributed, and you cannot refer yourself.
• You can also refer someone quietly by giving us their name and mobile number, with that person's permission. Mansio may contact them; they are not told who referred them. A quiet referral is held for 30 days; if that person signs up through someone else's direct link first, the direct link wins.
• A person is credited to one referrer only. Where two claims reach us for the same person, the first valid attribution stands.
• Reward amounts, stages (signed up, visit done, unit booked, reward unlocked) and any benefit for the person referred are set out in the live scheme on the Mates page at the time of signup, and may be flat amounts or a percentage of a transaction value. Headline figures such as "₹1,00,000*" are the maximum available under the scheme in force and are subject to these terms.
• Rewards are earned only when the referred buyer completes the qualifying stage (for example, a booking with a developer that is not cancelled within the developer's cooling-off period), are paid to the UPI ID on your account after verification, and are subject to applicable tax deduction at source.
• No spamming links, buying or scraping contacts, posting in groups where you have no permission, or misrepresenting Mansio or a project. No fake accounts, self-referral through other numbers, or referring people who did not agree to be referred.
• Mansio may verify any referral, delay or withhold rewards pending verification, reverse rewards for cancelled bookings, and suspend or remove participants who breach these terms. The programme may be changed or ended at any time; rewards already earned under the then-current scheme will be honoured.
• Referrers can see that someone joined through their link and the stage reached, never the buyer's name or number unless the buyer shared it. Buyers who join through a link see the first name of the person who invited them.

9. Availability and changes

The Platform is provided "as is" and "as available". We may change, suspend, or withdraw any feature (including the Rent board, referral programme, or Manas) at any time, and may update these Terms. Material changes will be notified on the Platform or by WhatsApp; continued use after the change means you accept it.

10. Limitation of liability

To the fullest extent permitted by law, Mansio, its directors, employees and partners are not liable for any indirect, incidental, special, or consequential loss, or for any loss of profit, data, or opportunity, arising from your use of the Platform, reliance on any information or Manas answer, any dealing with a developer, lister, or other user, or any unavailability of the Platform. Where liability cannot be excluded, it is limited to INR 10,000 or the fees you paid Mansio in the preceding twelve months, whichever is higher.

11. Termination

You may close your account at any time by writing to us. We may suspend or terminate your access if you breach these Terms or if the law requires. Sections that by their nature should survive (intellectual property, liability, governing law) survive termination.

12. Governing law and disputes

These Terms are governed by the laws of India. Subject to any mandatory consumer-protection rights, the courts at Bengaluru, Karnataka have exclusive jurisdiction. Complaints under RERA may be made to the Karnataka RERA in the manner prescribed.

13. Grievance officer and contact

In accordance with the Information Technology Act, 2000 and the rules under it, the Grievance Officer is [Grievance Officer name], reachable at care@mansio.ai or by post at the registered office above. We aim to acknowledge complaints within 48 hours and resolve them within 30 days.
